Why Apartments ?
Multifamily housing has been one of the hottest asset classes in the past two years. Due to the economic resiliency and housing affordability crisis, value-add class C and B apartments have been great for getting solid returns to the investor and appreciation in a compressed and competitive market.
Economic Demand
There is a high demand for more affordable housing. We also anticipate a large glut of Class A with how many Class A builds are being brought online in 2023. As such, Lightgrove targets Class C and B value add apartments.
Forced Appreciation
Our team is experienced at targeting specific pain-points of the the asset we acquire and fine-tune a strategy in order to extract maximum appreciation on the asset.
Resiliency
Apartments have been historically some of the most economically resistant assets. They provide true stability in a chaotic market regardless of economic conditions.
Interest Rate Uncertainty
With interest rates rising dramatically over the past year, interest rates have had a large negative impact on viability. Due to the scale and sheer size of the projects we look at, a slight bump in interest rates can immediately impact our cash flow.
